Certified Inspectors provide manufactured home inspections and mobile home inspection services throughout South Florida. Mobile home, manufactured home, and modular homes are not all the same. Manufactured homes and mobile homes are both regulated by HUD, the Housing and Urban Development division of the federal government. According to HUD, a factory-built home prior to June 15, 1976 is a mobile home and one built after June 15, 1976 (when HUD code was first established) is a manufactured home. Both mobile homes and manufactured homes are prefabricated structures, built in a factory on a permanently attached chassis before being transported to site. A modular home, on the other hand, is built to the same local, county, and state building codes as a site-built home.
The HUD code enacted in 1976, is what made a manufactured home different from a mobile home. The HUD code established federal standards for the building of manufactured housing. It involved regulating the construction and quality of all aspects of building a manufactured house, including:
- Design and construction
- Strength and durability
- Transportability
- Fire resistance
- Energy efficiency
- Overall quality
- Performance standards for all house systems, including electrical, plumbing, heating and air conditioning
WHAT IS A MANUFACTURED HOME CERTIFICATION AND WHY YOU NEED ONE?
- A Manufactured Home Certification Inspection, also known as a HUD Inspection, is a structural inspection to confirm the following:
- The home must be properly tied down on a permanent foundation.
- Drainage around the house.
- Additions cannot be supported by the structure of the Manufactured Home.
- The Manufactured Home cannot have been moved from another location (1stPermanent Location)

- Financing a federally backed loan
- Purchase or Refinance of a manufactured home
- Asked for by a lender, Some lenders or underwriters may require a certification on ”conventional” loans
