Commercial Real Estate Inspection Standard of Practice
Certified Inspectors may follow one of two Commercial Building Inspection protocols when inspecting commercial real estate:
The first one is the InterNACHI's ComSOP which was originally approved as an International Standard. It was developed in conjunction with the Certified Commercial Property Inspectors Association (CCPIA). The purpose of this document is to define best practices and to establish a reasonable approach for the performance of an inspection of a commercial property.
The second one is the Standard Guide for Property Condition Assessments (PCA) ASTM 2018. The American Society of Testing Materials (ASTM) developed the standard to define good commercial and customary practice for conducting property condition assessments. The guideline is the industry standard adopted by the commercial real estate industry. The use of the guideline is recommended by all major lenders as it clearly identifies good procedures for due diligence reporting.
Our Certified Master Inspectors will discuss the requirements with the client to determine what standard is most appropriate for the client's circumstances and make an unbiased recommendation. It is important to understand that regardless of what standard is recommended, levels of effort can vary and will reflect on the price of the inspection. Also, each standard has ancillary services such as ADA Survey, FHA Survey, or Enhanced Diligence which may be needed by the client. These ancillary services are priced separately. Again, our Certified Master Inspectors will discuss these options and write a proposal that meets the client's needs.
